Why should you consider listing your home during the holiday season? I know it sounds a little unconventional, but I’ve been looking at the market in Missoula County, and there are solid reasons to consider putting your home on the market before spring.

We’re seeing the highest inventory at the start of the year since fall 2011-2012, with about 400 homes on the market in Missoula County and around 250 in Ravalli County. Typically, spring brings Ravalli County’s inventory up to 300-350 homes, while Missoula County often reaches 500-550. This increase is mainly due to rising mortgage rates, but homes are still selling, meaning there’s really no bad time to list.

Here are more reasons why you should consider listing now rather than wait until spring:

1. Lower inventory. As mentioned, the number of homes for sale is much lower this time of year. When there are fewer homes for sale, there are more showings and, consequently, a greater chance of multiple competing offers.

2. Tax benefits. Tax codes are changing, and accelerated depreciation levels are decreasing by 20% yearly. For savvy investors, this means fewer upfront write-offs are available than before, which could stimulate the economy.

3. College town advantage. If you’re in or near a college town like Missoula, there’s a steady influx of students and their families looking for homes. Incoming freshmen or those capable of purchasing a home often prefer to buy rather than rent or live in dorms.

4. Interest rates. Our current mortgage rates are hovering around 7%. While that may seem high, life goes on, and you can always refinance later if rates go down. However, I don’t believe we’ll see any significant rate decreases soon.

5. Decorated homes. Homes look incredible during this time of year, adorned with festive decorations. If prospective buyers are out looking, they are likely serious about finding a home.

6. Job transfers. Some people need to buy for tax reasons or due to job transfers during this season. If your home isn’t on the market, those buyers won’t be able to see it.

While moving in winter may not be ideal, Montana’s real estate market is not seasonal. Homes sell in December, January, and February, and with less competition, you might make more now.

I predict inventory will rise in Missoula and Ravalli Counties come spring. Listing now could allow you to sell at a better price before the market gets flooded with listings. If you’re concerned about rising rates, remember you can always refinance later.
