The single most common question I get is how to land the house you want when you still have one to sell. Most people picture it one way: find your next home, write an offer, and ask the seller to sit tight for months while you scramble to sell your current house. Nothing could be further from how it actually works, and a smoother path exists.

I worked with a family in Stevensville. We listed their current home first, the non-negotiable starting point, and inside the listing contract, we added a simple line in the special provisions: this sale is subject to the seller finding suitable housing.

Their incoming buyer knew from day one they’d wait while the family found their next place, and we kept looking the whole time out of respect for that buyer. They moved from one home straight into the next, protected at every step. In all the years we’ve done this, we’ve never failed to find a client their next house.

The biggest mistake is making an offer on a home that isn’t listed yet. If you own a home and want to buy another, writing an offer contingent on selling a house you haven’t even put on the market feels safe and responsible. But from the other side of the table, it reads as a maybe wrapped in a maybe, and in almost any market, a seller won’t take that bet when a cleaner offer is sitting right next to yours.

Put yourself in the seller’s shoes. They’ve priced their home, prepped it, and now they’re weighing offers while showings are happening. A contingent offer on an unlisted home tells them almost nothing they can count on. There’s no proof your home will sell for enough, because until it’s listed and getting real market feedback, nobody knows what it’s worth, not even you. They can’t gauge whether your financing holds once your home is tested, and if your own buyer has houses to sell too, the risk multiplies. Their timeline hinges on a home they can’t see, can’t price, and don’t control. Under contract, all of that flips.

The fix is to list and go pending before you make your offer. That sequence does the heavy lifting by replacing speculation with certainty. Your numbers become real because they’re already on a contract, a clear timeline appears, and you compete on equal footing with every other buyer instead of asking a seller to give you everything while they get nothing.

Worried you’ll sell and find nothing to buy? If you’re not trying to check 15 out of 10 boxes, you’ll find something. You can’t get a perfect 10, but an eight or a nine you’d take. The answer isn’t to wait; it’s to protect yourself inside the contract. Make your sale subject to finding suitable housing, build in the right to cancel if nothing turns up, and offer to reimburse the buyer’s inspection cost as goodwill if you do. That last part costs you little and makes a buyer far more comfortable writing on your home.

Worried about moving twice? Negotiate a rent-back so you can stay past closing, lean on a closing contingency instead of a sale contingency, or ask your lender about bridge financing. Often, you have enough equity in the home you’re selling to pull cash out, buy the next place, and sell this one right after.

Sellers aren’t being difficult when they pass on contingent offers tied to unlisted homes. They’re protecting their timeline and certainty, same as you would. If you’ve got questions about moving from one home to the next, we do it all the time.
